Dubai Islands sits off the shore of Deira, which is the part of the city that existed before the rest of it did. That location is the whole proposition. Beach frontage here is minutes from the old quarter, the souks and the creek, rather than an hour down the coast past everything that was built in between.

The islands are planned as a group rather than as one shape, which lets each of them take a different character, from hotel and leisure to residential and marina. The result reads less like a single scheme and more like a small archipelago being filled in over time.

For a buyer the interesting part is the contrast. The building stock is new, the layouts are current, and the beaches are being made now, but the neighbourhood behind them is one of the oldest in the emirate, with its own life that does not depend on any of this succeeding.

It suits a buyer who wants a new-build coastal position without moving to the far edge of the city, and who values being close to the part of Dubai that already has a past.
