The Golden Visa through property: what it is and how it works
Long-term residency linked to a property investment. The route, the conditions that matter, and where buyers usually get the wrong information.
This guide covers legal and financial ground, so it deliberately quotes no figures. Ask your advisor for the current ones and the source they come from.
The Golden Visa is a long-term United Arab Emirates residency granted to people who meet defined criteria. Property investment is one of the routes to it, and it is the route most Dubai buyers ask about.
This article explains the shape of that route. It deliberately quotes no figures, because thresholds and fees change and a wrong number published under our name would do the opposite of what this page is for. The current figures sit in one verified place and your advisor will give them to you against their source.
What the property route involves
You buy property in the emirate, the property meets the value condition set by the authorities, and you apply on that basis. The visa is granted for a long term and is renewable while you continue to meet the conditions.
Ownership matters more than the building. What is assessed is what you hold and what it is worth, not whether it is an apartment or a villa, and not which developer built it.
The conditions that actually catch people
Completion status. Whether an off-plan property qualifies before handover, and under what circumstances, is the question that most often surprises buyers who assumed a signed contract was enough. Ask it before you sign, not after.
Mortgage. A financed purchase is treated differently from one bought outright, and the difference is not intuitive. If you intend to borrow, raise it at the start.
Joint ownership. Where a property is held by more than one person, how the value is attributed to each owner has a direct effect on eligibility.
Continuing to qualify. The visa is tied to the holding. Selling changes your position, and so can a change in the property’s assessed value.
What the visa does and does not give you
It gives long-term residency without a local sponsor, the ability to sponsor family members, and stability that a short renewable permit does not. It does not give citizenship, and it does not make you a tax resident anywhere by itself. Tax is a question for an adviser in your own country and we will say so rather than guess.
How to approach it
Decide whether residency is a goal of the purchase or a benefit of it. Buyers who work backwards from the visa often overpay for the qualification and underthink the property. The property still has to be a good property.
Then get the current conditions in writing, from the authority or from an advisor who will show you the source. That is the standard we hold ourselves to on this page.
