The real total cost of buying in Dubai

The purchase price is the beginning of the arithmetic, not the end of it. Every cost category a buyer should budget for, and the ones that recur every year.

This guide covers legal and financial ground, so it deliberately quotes no figures. Ask your advisor for the current ones and the source they come from.

Buyers plan around the headline price and are then surprised by the total. The surprise is avoidable: the categories are all known in advance, and any advisor can list them before you commit.

This page names the categories without quoting figures. Rates and charges change, and a stale number is worse than none. Your advisor gives you the current ones against their source.

Costs at purchase

Land department fees. The transfer of ownership is registered with the emirate and carries a fee calculated from the property value. It is the largest single addition to the price for most buyers.

Registration and administrative charges. Separate from the transfer fee, these cover the issuing of title and the administrative work around it.

Agency fee. The brokerage that represents you charges for the service, calculated against the purchase price. Ask what it is at the start, in writing.

Conveyancing. Optional, and worth considering on a complicated purchase or where you are not present in the emirate.

Developer charges on off-plan. Some projects carry an administrative charge on the initial registration of an off-plan sale. It belongs in your budget rather than in a surprise.

Costs if you are financing

A mortgage adds arrangement fees, a valuation, and a registration charge on the loan itself. Financing changes the up-front arithmetic significantly, so model it before you choose the property rather than after.

Costs that recur

Service charges. Every year, calculated against the size of the property and set by the building. This is the recurring cost most likely to be underestimated, and it varies enormously between buildings. Ask for the actual figure for the actual building, not a market average.

Cooling. In some communities, cooling is billed separately and can be substantial.

Maintenance and management. If you are letting the property, budget for both the work and for whoever manages it while you are elsewhere.

How to use this

Before you shortlist, ask your advisor to put the full set of these categories against the specific property you are considering, with the current rates and their sources. The exercise takes an hour and it changes shortlists.

A property that looks better on price and worse on annual charges can be the more expensive one to hold. That is exactly the sort of comparison the headline number hides, and exactly the sort we would rather do with you before you sign than explain to you afterwards.
